In the News – Dec. 2, 2025 In the News AutoZone among new tenants coming to Shops at Rockvale as apartment construction is poised to begin Chad Umble, Staff Writer, Lancaster Online December 2, 2025 The owner of the Shops at Rockvale has announced plans for six new retail tenants − including an AutoZone − just as it says it is poised to begin building some of the 480 new apartments planned at the East Lampeter Township shopping center. The new tenants were announced by Fernmoor, the New-Jersey based developer that bought Rockvale in 2022 and then tore down about half of its commercial buildings to make way for apartment buildings. Foundation work and vertical construction of the first 128 of those apartments is set to begin by the end of the year, Fernmoor said in announcing the new retail tenants. “We’re seeing incredible momentum,” Jeffrey Fernbach, president of Fernmoor, said in the announcement. “From new retail tenants to the start of our Mi-Place at Rockvale apartment construction, every milestone moves us closer to creating a community where people can connect and enjoy unique resources for all aspects of work, everyday living and leisure.” The new retail tenants at Rockvale include: — AutoZone, which will be taking an 8,500-square-foot space along Route 30, next to Sushi Heaven. The giant auto parts supplier is expected to open early next spring. It will be the 10th Lancaster County location for AutoZone, which has some 6,600 U.S. stores. — W.O.L.F. Fitness will take a 9,500-square-foot space behind AutoZone. The first W.O.L.F. Fitness opened in New Jersey in 2018 and there are now eight locations. The franchisees for the Lancaster gym are Shaun Witmer and Danielle Goshert. — The Cage, a baseball and softball training facility, will take a 12,700-square-foot site next to the Lee Wrangler store, near the back of the shopping center. Expected to open in early 2026, it will feature batting cages as well as an event space and a small retail area. It is independently owned by Jerry and Erin Book. — Ezzy Eats Authentic Mexican Restaurant, will open in a 2,500-square-foot space along Route 30, near Cracker Barrel. The restaurant is an expansion of an Ezzy Eats food truck that debuted three years ago. Ezzy Eats is owned by Elizabeth Diaz Roa-Disla, who said she expects to open at Rockvale early next spring. — The Back Nine, an indoor golf franchise, will take a 3,200-square-foot space near Cracker Barrel where it is expected to open in early 2026. The Back Nine, which has more than 200 locations, allows customers to play on a variety of simulated courses. The franchisee for the Lancaster location is Ryan Carl. — Miniature Realms & Adventures, set to open in early 2026, will offer a tabletop fantasy gaming experience. Owned by Ade Sanya, it will be situated in a 1,600-square foot space at the back of the line of stores behind Carter’s. The plans for Miniature Realms & Adventure were previously reported by LNP | LancasterOnline. With the new arrivals, Rockvale will have 38 tenants and 10 vacant retail spaces, according to a tenant map of the center.
